Management Agreement

When you (as a property owner) enter into a legal relationship with a property management company you will need to sign a Property Management Agreement. This agreement outlines the legal terms and obligations of the relationship.

 

What the Property Management Agreement Can’t Tell You…

Because Property Management Agreements are written by attorneys to outline the legal relationship between the property owner and the property management company, they can’t tell you what you need to know most.

  • They can’t describe the most important parts of your new relationship– things like expertise, integrity, honesty, professionalism, communication response time, compassion, wisdom, and the list goes on.

  • These are the most important things to consider before entering into a relationship with a property management company.

  • -You are NOT entering into a transaction, as much as you are entering into a relationship. You should have confidence and trust in the person and the company who will be keeping the keys to the front door of your valuable real estate asset.

Owner FAQ’s

  • A: Yes! You wouldn’t try to reset your own broken arm or rebuild your car engine. The complex process of rental management is no different. Hire a professional! A quality Property Manager will increase your profits, protect your investment and reduce your liability.

  • A: Properties that show well and are priced appropriately should rent in 30 days or less. We will give you price recommendations as well as weekly activity feedback to ensure we minimize any vacancy time.

  • A: In depth tenant screening is the foundation of a good property management experience. Our screening process utilitizes cutting edge technology to search credit scores, past evection records, employment verification and fraud detection. We comply with all federal and state laws governing applicant screening.

  • A: We will handle all repair requests (even the middle of the night emergencies) and for extremely complex repairs, we use pre-screened, high quality vendors.

  • A: We close out the monthly accounting cycle and do a direct deposit of your funds by the 10th day of each month.

  • A: We perform airfilter changes every 3 months. We also perform an annual property inspection, even if the tenant renews their lease (at no cost to you). The purpose of these inspections is to ensure the property is being well cared for, there are no lease violations, and to look for potential deferred maintenance issues before they become a problem.

  • A: We handle the entire rent collection process. Although it is rare - should a tenant not pay rent, we handle the entire legal eviction process on your behalf.

  • A: The quality of a property is equal to the quality of the tenant it will attract. Therefore you want your property to be updated and CLEAN! We can take care of getting your property fully rent-ready to ensure it meets the state habitability requirement and attracts high quality applicants.
